Sealcoating-The Way to Extend the Life of your pavement:


Cleaning parking lots is the hardest and most important part of the seal coating job.
The finest sealers will not adhere to a dirty surface.
Most contractors including ourselves utilize an industry standard of high pressure air cleaning with specialized high-power blowers.
But at Seal-Kote we also offer the extra power sweeping services necessary to clean heavy or oily debris. Power sweeping with specialized power brooms before seal coating provides a clean base necessary in low areas, on the sides along curbs, and on older asphalt surfaces or lots where mud from trucks or other vehicles becomes embedded in the asphalt. High pressure blowing alone will not properly prepare these areas for seal coating.
 

  • For residential and other low traffic areas we will perform a one coat application; hand-brush or squeegee applied. This will give you the neatest and most durable coating.

  • On higher traffic commercial properties we will recommend a 2 coat application that includes 1 coat squeegee and/or brush application and 1 coat of spray application. This provided the best overall finish for durability, long-lasting protection and great "new" appearance.

  • Seal-Kote Corp. is still currently using a 100% coal tar product. Coal tar sealer was the first pavement sealer invented in 1933 and perfected over all these years into a dependable product that provides superior protection.
    Some manufacturers are trying to manufacture asphalt based sealer nowadays due to the significant price savings over coal tar... manufacturing to get the lower cost.
    However asphalt sealers have the same properties as the asphalt itself. They do not protect against oil, gas, or other chemical spills. Using asphalt based sealers is kind-of like wearing a cotton raincoat over a cotton shirt-you'll be soaked! You would wear a raincoat made with a material designed to stop rain. Coal tar was used for the original pavement sealer (Invented by Standard Oil Co. who surely had plenty of asphalt available) and has been perfected and improved over 77 years to offer the best protection for your expensive asphalt.

  • Asphalt or other "new formula" sealers also have proved to have significantly inferior results with wear and durability; often lasting only half as long or less in the Chicago area.

  • In addition Seal-Kote uses latex additives and added aggregate for faster drying and curing, slip and skid resistance, deeper blacker color that doesn't "fade" and overall a far more durable coating than plain coal tar.

  • It may cost a bit more but our experience in using the correct cleaning, best base material, and adding materials to our mix we have developed over the years for the Chicago area's harsh conditions for pavements.
